As it is, on TaxAuctionSurplus.com and SurplusDatabase.com, we deliver fresh surplus records pretty quickly after the auctions end.

Now you can get them even faster. BEFORE the auction happens!

We can pull up lists of properties that will be in an auction in the upcoming weeks. We then determine which ones will be good surplus records as long as the auction is successful.
This gives you time to pre-research the property owner and locate them to be ready for when the auction ends – OR, you can even contact them ahead of time before the auction happens.


HOW DO WE DETERMINE IF A PROPERTY WILL PRODUCE GOOD SURPLUS?

We look for the following criteria:

  1. Possible Surplus is over $10,000 (How we know)
  2. No Liens or Low Liens are showing on the Property Information Report
  3. Property Owner is not a Bank, Lawyer, Realtor or ‘Surplus Savvy’ (What is this?)

WHY WOULD I WANT THESE RECORDS?

  • Obtaining a PAPS Report gives you a jump start on all others when seeking the Property Owner or Judgment Holder in order to gain them as a client for Surplus Recovery.
  • The PAPS Report shows you possible surplus records for the upcoming weeks so it’s even possible for you to jump in, offer a Property Owner a tiny fraction of the assessed value, let the property still go to auction and then YOU are the “current property owner” at the time of the auction and therefore are owed the surplus money.

WHAT HAPPENS NEXT WEEK DURING THE AUCTIONS?

Each morning, we will re-check the records for any redemptions of cancellations of auctions. We then live-watch the auctions and update the table as it happens. Remember, these records are only the ones that we pre-determined to be excellent sources of surplus. There will be other records supplied in your normal reports that are also very good records of surplus, but we did not include them for other reasons, such as we did not pull up the Property Report to check for liens or there were 10 gov’t liens showing but we did not look up the amount (and this could still be a great record because a lot of government liens are small).


WHAT DO I DO WITH THESE RECORDS?

Once you purchase, you are given a link and password for a page that you will want to bookmark. You can download the table of records onto an Excel Spreadsheet and get to work locating the property owners. It is up to you what you want to do at that point. Contact the property owner to try and gain them as a client for a surplus claim or purchase the property before the auction via Quit Claim.
As that week’s auctions are happening, we will update the results/status of each tax deed.
